Alcobendas Eco-neighborhood

PROJECT: Eco-neighborhood proposal with the motto Ecoburgo (Urbs in Nova) in the «Los Carriles» sector, Alcobendas

The Alcobendas Eco-neighborhood is a new city based on innovation and available technology to achieve the environmental and social sustainability of the project and its economic viability.

We define it by the following characteristics:

  • A commitment to excellence. It aims to be a knowledge-based city, an experimental field – from its conception and construction process to its commissioning and operation – for the University, business, and social and technological research centers, through the use of the most advanced technologies and knowledge available in each field (bioclimatic architecture, infrastructure, materials, mobility, energy efficiency, GHG emission reduction, social integration, habitat pedagogy…) especially aimed at urban, environmental, and social sustainability.
  • Willingness to address the solution of real problems of the city and its citizens, such as housing, without inducing processes of social segregation in the urban territory.

To achieve this, a functionally complex, residential eco-neighborhood is planned, with compatible tertiary, commercial, institutional, and industrial uses, and with forty-five percent of the housing units price-regulated, mixed with market-rate housing. A top-quality eco-neighborhood.

  • Creation of the definitive boundary of the city with the natural space through a smooth and orderly transition.
  • Identification of distinguishable territorial units, which will condition the zoning and implementation of the different detailed uses and building typologies, while respecting and enhancing the natural values ​​of the territory.
  • Establishment of three zones or strips of the urban territory to be organized in which the urban planning parameters of residential density, building capacity, building height and intensity of complementary activities of service to residential uses, have descending values ​​from east to west, from the edge of the consolidated city to the Valdelatas Mountain.
  • Elements of articulation between Zones.
  • Integration with the existing city. The new proposal must contribute to improving the urban area in which it is located.
  • Design of functionally and socially integrated urban units (neighborhoods).
  • Reduction of the Ecological Footprint caused by new urban development.
  •  Social Sustainability.
  •  Economic sustainability. Viability of the proposal. A sustainable proposal is projected in every sense, not only environmentally or socially, but a realistic proposal with ideas that allow the project to be viable.
