Madrid Renove Río
PROJECT: Madrid Renovation River.
The Madrid Renovation River competition, organized by the Madrid Think Tank of the COAM (Official Association of Architects of Madrid), proposes the energy-efficient renovation of an 11-story, detached apartment building. The building was constructed in 1967.
The main objectives of the competition were:
- Reducing the building's energy and water demand.
- Meeting the resulting demand with minimal resource consumption.
- Managing the operation and maintenance of the building to ensure maximum efficiency throughout its life cycle.
All proposed actions should have a maximum budget of €900,000, justifying the planned amount by chapter.
The building in its original state had the following energy consumption and CO2 emissions:

Argola Arquitectos' improvements to energy efficiency in the building follow the Nearly Zero Energy Building (NZEB) philosophy and are briefly described below:
- Incorporation of Thermal Insulation: Adhesion of an external thermal insulation system (ETICS) of 15cm, composed of expanded polystyrene panels with a thermal conductivity of 0.037 W/mºk density and finished by means of a high performance thin layer mineral stucco reinforced by a fiberglass mesh.
- Incorporation of Solar Protection: The incorporation of solar protections for the existing openings has been planned, both for the south orientation and for the sides (east and west).
- Improvement of Lighting and Electrical Installations: The installation of lamps incorporating LED (Light Emitting Diode) is planned in the common areas of the building along with the placement of presence detectors that automatically activate the lights.
- Specific improvements to the heating system: Installation of thermostatic radiator valves and their corresponding sensors. Automatic balancing valves are also included to ensure proper water balance in the heating system.
- Relocation of Refrigeration Equipment: Homogenization of the facade by concealing the individual exterior air conditioning units, either behind slat walls or in facade boxes arranged for this purpose.
- Boiler Replacement: Changing the current boiler for a gas-fired condensing boiler, with the resulting improvement in performance, placing it at 105% compared to the estimated 77% of the current boiler.
- Installation of Solar Thermal Collectors: Incorporation of an installation of vacuum tube solar thermal collectors for water heating, intended for domestic hot water consumption, located on the double south facade, inclined 90º with respect to the horizontal.
- Access to the Property: Adaptation of the access portal to the current DB-SUA, with the incorporation of two ramps with an 8% slope.
- Elevator Replacement: The current elevators are replaced with modern technology, with one adapted cabin and one conventional cabin.
