The territory. An arrangement that respects the place and its identifying pre-existing features.

Topography, surface hydrology, visual landmarks, perception of the surrounding landscape, and pre-existing rural roads are elements and parameters that condition the planning determinations.

Strengthening Pinto's centrality in the regional context of Madrid – South

The calm development, comparatively more controlled in its RHYTHM, INTENSITY, and in the higher quality of its URBAN PLANNING, has resulted in a residential habitat better than the regional average.

Pinto, located in the second metropolitan ring, now has the possibility of requalifying the whole by claiming quotas of centrality that today correspond mainly to the municipalities of the first metropolitan ring, which are larger, Getafe, Leganés and Alcorcón.

The strategy for this is to design an urban development with a quality clearly superior to those existing in the metropolitan area, incorporating unique uses in the environment, in order to turn Punctum Millenium into a pole with great power of attraction.

 Growth as an improvement of the existing city. A new centrality.

The aim would be to articulate and integrate the new development with the existing city, and not simply juxtapose the new piece as an independent and separate city.

This sought-after articulation and integration will be focused on increasing urban efficiency, that is, on reducing the ecological footprint of the action and, at the same time, on increasing the urban complexity of the whole.

Therefore, the proposed urban plan must aim for the greatest and best integration with the existing city. To this end, the fundamental element of articulation, the main road network, complements and provides continuity to the existing road network and that planned in the General Plan, always based on the existing and planned intersection elements (roundabouts).

Furthermore, the objective of resolving the areas where the new development meets the existing city must be taken into account. In this regard, the development plan will consider creating synergies and added value for the adjacent urban areas.

The proposal establishes a new centrality area, Punctum Centro, in the contact and connection zone with the existing city.

This model is characterized by:

Lower land consumption.

Public spaces intended and designed not only as transport corridors, supporting mobility, but also as supporting varied and complex uses and functions such as play, celebration, the market, meeting and staying….

Its compactness, density, and functional and social complexity generate a greater number of potential contacts per unit of energy and time spent on transportation. It facilitates greater integration among people of different income levels.

Urban complexity, a basic criterion for planning.

Increasing the coexistence and overlap of urban uses and functions per unit area increases accessibility to the city without restrictions, without excluding people dependent on mobility (children, the elderly, etc.)
