PROJECT: Preliminary design for an office building at Palmeras Street 400, lots 0435/0445 - San Isidro, Lima, Peru
The project is being developed on two lots located on Las Palmeras Street.
Given the current scarcity and high prices of land in this established area, the Las Palmeras building represents a unique investment opportunity.
In addition to offering all the benefits of a premium building, the project provides a significant opportunity for medium-term appreciation due to its location in the area with the greatest development potential within the San Isidro district.
The building has four basement parking levels and eight floors of offices; with two independent commercial spaces on the first floor.
The preliminary design proposes 162 parking spaces, including 9 spaces for people with disabilities and visitor parking. This meets the required number of parking spaces. Each parking level features a vertical circulation core connecting these floors to the offices and the access level. This core consists of a staircase and three elevators, with an additional staircase on the floors above the access level.
Each office floor will have two offices, each designed with waiting areas, a reception area, a corridor, a meeting room, and individual offices. Separate restrooms for men and women are also planned for each office.
The rooftop level is accessed via the two evacuation staircases. It consists of a spacious area with planters that can provide green spaces for the building. These terrace areas can also be used as employee break areas or as a smoking area.
