Office building on Magallanes Street 3

PROJECT:  Rehabilitation and Conditioning of the Office Building at Calle Magallanes, 3 in Madrid.

Adaptation of the building dedicated to offices located at Magallanes Street 3 in Madrid, built 1964-1966.

The geometry of the existing building remains fundamentally unchanged; only the position of the emergency staircase from the office space is altered, and the main entrance core is renovated, updating the appearance of both. A new ceramic skin is applied to the original exposed brick, which showed signs of deterioration. A ventilated façade finished with a hollow-core ceramic tile is used, incorporating thermal insulation to improve the building's thermal envelope.

Formally, the building is composed of three interlocking rectangular volumes that do not occupy the entire site. The interior work groups the vertical circulation and restrooms within the smallest volume, transforming the other two volumes into open-plan office spaces. The vertical circulation volume is redesigned to comply with current regulations and update its appearance.

The complete facade renovation and replacement of the windows and doors were carried out from the outside. Interior work was performed in pairs of floors, maintaining activity on the other floors without the need to relocate the remaining tenants.
