San Antonio de Montija Partial Plan

Description: 

The general criteria that have been followed in the design of the zoning can be listed as follows:

  • Maintaining the continuity of the Huelva – San Juan “industrial axis”.
  • Improve the urban landscape at the main entrance to the city.
  • Resolve boundary issues with existing and planned industrial zones, as well as with pre-existing facilities areas.
  • Ensure the physical and visual protection of the existing riverbed and roads.
  • Improve the layout of the A-5000 road (in line with what is suggested in the PGOU) by converting the section from the Fortiz Industrial Estate to the Outer Ring Road into a high-capacity urban road, and resolve as far as possible the current and future access points to it once the road has been widened.
  • Resolve the territorial compatibility of the planned uses: tertiary, residential, institutional and industrial.
  • To provide the city with land for residential use of two scarce and necessary products (detached and/or semi-detached single-family homes on independent plots and publicly protected housing)
  • To provide the city with land for a large public facility.
  • To provide the city with a large open space of sufficient size to have the category of Metropolitan Park in the south of the area, next to the city and in the area of ​​highest residential density.
  • Design a quality public transport network to connect the new neighborhood with the existing city, as well as a network of bike lanes.
  • To provide the neighborhood with a large number of basic public amenities, such as schools, civic centers, social centers, nurseries, etc.
  • Enhance the presence of nature in the project, providing the new development with a strong presence of parks and gardens, in addition to the large amount of public space for pedestrians reserved in the road network of the sector.
  • Integrate into the planning the high-voltage electric power transmission lines that must maintain their overhead route.
