Shopping and Business Center on Avenida República de Panamá, Lima

PROJECT: Preliminary design for a Shopping and Business Center on Avenida República de Panamá, Surquillo, Lima

This is a complex program that results in a hybrid building, in line with the latest urban trends.

The program consists of the following uses:

1.-Shopping center: consisting of the following program:Shopping gallery.

  • Cinemas.
  • Food Court.
  • Department stores
  • Supermarket

2. Offices.
3. Hotel.
4. Clinic.
5. Parking.

The built complex consists of a base twenty meters high and five floors, in whose central interior area a landscaped plaza is projected, on the roof of level 3, flanked on its south side by an office building with seventeen floors in total height, on its west side by the hotel, a block of eleven (11) total heights, and on the north and east by the building intended for a clinic which has a total height of seven (7) floors.

At the eastern end of the lot is a building separated by a service road, intended for parking, loading and unloading, and logistics for the complex. It is twenty meters high and has seven levels above ground.

From Avenida República de Panamá, you can directly access the Shopping Center, the Hotel and a Gallery that crosses the entire plot in a west-east direction, from which there are complementary accesses to the Shopping Center and the Hotel and access to the Office building.

On the main facade facing Avenida República de Panamá, a setback of five meters is created on the first two floors, in addition to the mandatory setback.

This allows for the creation of a defined garden, like an English courtyard, reinforcing the image of the shopping center's facade.

This double-height portico space continues along the entire southern core of the plot, forming a large covered gallery, illuminated from above, through which pedestrian access is given to all the planned uses, Shopping Center, Hotel and Offices, except for the Clinic which has independent access from the Vicuña Passage.
