356 Protected Housing Units in La Magdalena

PROJECT: 356 Social Housing Units in "La Magdalena" San Fernando, Cádiz

This project successfully gave the seafront a uniform appearance, visible from near, medium, and far views. It comprises 356 subsidized housing units and commercial spaces, built in five phases over three years.

Although the building's footprint dictates an H-shaped block typology, a solution is found that falls somewhere between this typology and an open block, double in this case. To achieve this, the courtyards have been designed as continuous spaces, interrupted only by the vertical circulation cores, which are designed with a degree of visual permeability. Furthermore, the facades facing the courtyards and the courtyards themselves have been treated as primary elements, rather than secondary or service features.

The facade adopts a gently curved, ruled surface that borders the three streets and part of the roundabout that delimit the block.

The ground floor is designed as a plinth differentiated in texture and color of materials from the rest of the floors, which are homogeneous in their volumetric and tectonic treatment, and the overall result is a clean and resounding volume, without accidents or ornaments.

The building complex is finished on the roof with unique elements of strong plasticity whose function, in addition to hiding the collective clotheslines and integrating other elements to be placed on the roof, such as solar panels or antennas, is to enhance the distant perception of the complex.
